Downtown Bellevue's luxury condo market is uniquely compact. All of the major towers — Park Row, One88, Avenue Bellevue, Bellevue Towers, Washington Square, Mari Bellevue, and Astoria at Meydenbauer — sit within a six-block radius centered on Bellevue Downtown Park and the Lincoln Square retail corridor. That density makes walkability and location comparisons more meaningful here than in Seattle's more spread-out condo clusters.
This map is the geographic reference layer for the Bellevue Condo Authority cluster — the Bellevue counterpart to the Seattle Condo Buildings Map. Understanding the Layout
Knowing which zone a building is in tells you a lot about lifestyle — before you even look at floor plans or pricing.
Park Row (2026) and One88 (2020) both sit directly on Bellevue Way NE, the street that runs along the eastern edge of Bellevue Downtown Park. Both are Bosa Development projects. This is the highest-demand micro-location in the Bellevue condo market: park-facing, walkable to Lincoln Square, and proximate to I-405 on-ramps.
Avenue Bellevue sits at NE 4th St, the main east-west commercial spine of Downtown Bellevue. The InterContinental hotel integration makes this building uniquely walkable to Bellevue's highest-end retail. Bellevue Towers is one block north, offering the largest unit count in the downtown market.
Washington Square sits further east along NE 8th, offering the lowest entry price among the major towers. Its combination of condos and townhomes makes it distinctive in a market otherwise dominated by high-rise floorplates. Mari Bellevue is also in the eastern core, offering the widest unit type range (studios through 3BR) of any Downtown tower.
Astoria at Meydenbauer sits south of the downtown core, adjacent to Meydenbauer Bay Park. It's the only major Bellevue condo building in the dataset with genuine waterfront-adjacent positioning. Buyers who want Bellevue addresses with a quieter, more residential feel than the urban core towers consistently consider Astoria.

All major Bellevue towers are within walking distance of Lincoln Square and Bellevue Square. For Eastside tech campuses — Microsoft Redmond, Amazon Bellevue — check I-405 proximity on the map before choosing a building.
